Here's a list of many of our inspection services. Feel free to ask us about additional types of inspections. We perform all of our inspections according to the Inspection Standards of Practice.
FULL HOME INSPECTION:
A home is a significant investment, and understanding its condition is crucial. We will conduct a non-invasive evaluation of the accessible structure, systems, and components. While not exhaustive, the inspection will provide valuable knowledge to reduce your anxiety and make an informed decision when buying a home.
INFRARED OR THERMAL IMAGING INSPECTION:
We use a state-of-the-art infrared camera or thermal imaging camera to find problems that aren’t always apparent to the naked eye. By evaluating these images, we can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as leaks in areas of the home, which can lead to defects you should be made aware of.
WATER QUALITY TESTING:
Our water quality testing/inspection service is designed to assess the safety and purity of the water in the home. We will have a qualified environmental laboratory conduct a thorough evaluation of the water supply, examining various parameters to ensure it meets quality standards. The water testing may include one or more of the following: bacteria, lead, chemicals, and other potential hazards. The laboratory uses state-of-the-art testing methods and equipment to provide accurate and reliable results. After we receive the results from the lab, you will receive a detailed report outlining the findings, along with any recommended actions to address any identified issues.
PRE-LISTING INSPECTION:
Are you considering selling your home? Let us inspect it before you even list it. A Pre-Listing or Move-In Certified® Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers, or their home inspector, discovers them. You can then take the time you need to obtain reasonable repair estimates. Avoid hurried, or 11th-hour negotiations and delays, and justify your full asking price by having your home for sale inspected now.
POOL & SPA INSPECTION:
The pool requires proper maintenance and regular inspection so that you can enjoy it for years to come. A pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let a pool inspector inspect the pool, and equipment, for all the other items that will ensure its proper condition and safety. The pool inspector will follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.
COMMERCIAL BUILDING INSPECTION:
A commercial building inspection is meant to identify the current condition of the property, as well as the cost that must be paid to make any of the necessary repairs. The exterior and interior components of the building to the plumbing, electrical, roof, and HVAC systems will be checked during a commercial building inspection.
ROOF INSPECTION (not to be confused with a WINDSTORM MITIGATION):
Do you need a roof inspection performed for insurance or perhaps for other purposes? We will perform a standalone Roof Inspection and evaluate your roof from the eaves, as well as walk it (when it is safe to do so) to assess its overall condition, including the presence and status of flashing, chimneys, vents, skylights, and other penetrations, or we can perform a Windstorm Mitigation and/or a 4-Point Insurance Inspection.
4-POINT INSPECTION:
Many insurance companies require a 4-Point Inspection for homeowner’s insurance and/or for renewals of an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, anticipated life expectancy, risk, and assesses their overall condition. It advises the insurance carrier of specified answers they are looking for. This should not be confused with a home inspection. A 4-point inspection will not advise a potential homebuyer of deficiencies and defects of the home.
WINDSTORM MITIGATION INSPECTION:
Windstorm mitigation is a report that note the details of the specific home's way the roof is installed, the type of roof, the opening protection, and numerous other items compiled by the OIR in the State of Florida. Many homeowner's insurance companies offer incentives, such as premium discounts and rebates, for implementing specific protections. A Windstorm Mitigation Inspection can provide the verification you need to receive credits and discounts.
MOISTURE INSPECTION:
Moisture meters detect and measure moisture in building materials. We use them to check areas near plumbing, AC units, bathrooms, and wooden components in contact with the ground. Appliances can cause leaks or condensation, leading to elevated moisture levels. With a moisture meter, we can oftentimes locate the source of moisture issues. Immediate correction is necessary to prevent mold growth.
PLUMBING INSPECTION:
A plumbing inspection is a systematic process of assessing the critical areas of the plumbing system of a property. An advanced inspection such as a sewer scope inspection, or a pressure test is performed by a licensed plumber to avoid the risk of pipe corrosion, clogs, leaks, and burst tubes that can cause flooding and property damage. If you need an advanced plumbing inspection, we can direct you to a licensed and insured plumbing contractor.
PRIVATE WATER SOFTENER/WELL INSPECTION:
Private wells that are constructed properly are usually safe, but problems can occur that can introduce contaminants into the water supply. We can have an exterior plumbing contractor inspect and test a private well for basic structural issues, and check the water softener by taking a water sample to test it for lead, microbial pollutants, and dangerous chemicals.
NEW CONSTRUCTION INSPECTION:
Are you building a new home? We will schedule an inspection to verify that scheduled work has been completed prior to project completion to help you and the homebuilder devise a punch list of remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.
REPAIR VERIFICATION:
Have you had remodeling or repair work done by a contractor to address a deficiency, or to adapt or modernize some structure or system of your home? We will inspect it to make sure that the materials, installation and workmanship meet quality standards and your specifications. This is not a code-compliance inspection, but an inspection to check that the work was completed properly.
